I used to say that Real Estate brokerage is the ultimate in retrospect as a job to accomplish. That is because it encompasses interactions between buyer, seller, bank, lawyer, state authority and the rules that governing it that keep on changing with time. But if you work on it as a PASSION then No Deal Is Too BIG Deal (Every Deal Can Be Resolved).

To put things in perspective, let me introduce VulcanInternational Hypothesis, which contains string of Formulae:

where S denotes "Success" and Pr denotes "Process related" which literally VulcanInternational Hypothesis means "Success is the product of Process related."

This equation holds true in common practice of marketing eg: selling of insurance policy. As in Real Estate brokerage the equation is not suffice to cover the No Deal Is Too BIG Deal (Every Deal Can Be Resolved). In the above equation "Process related" is proportional linear to time domain(t). It represents a straight forward closing deal in Real Estate brokerage with "Willing buyer, willing seller" conceptuality.

In the above equation "Process related" is having "Equation of Degree 4" to time domain(t). It represents quartic function which is define by a polynomial of degree four. This is a non straight forward closing of deal in Real Estate brokerage and commonly happen in 80% of deals or transactions. [In here 80/20 rule is been applied.]

In general sense, the maximum number of attempt to close a deal is thrice after which if unsuccessful the intensity of closing is diminishing. 

To further deal with unsuccessful dealing/transaction, and as the title of this blog post mentioned "No Deal Is Too BIG Deal (Every Deal Can Be Resolved)" the only way to solve it would be by using "4th Dimension" which is suggested in this research. For those watching movie: Interstellar (was on silver screen in 2014), the 4th Dimension element should be familiar and understood.

So the next time you cannot make a closing deal/transaction in Real Estate brokerage, remember that there's a "4th Dimension" that you could use to resolve it. Boldly go. LLAP

Research and Development In Malaysia | Factory For Rent | Something That You Could Learn For Free

A lot of times for you to accomplish certain task is just by asking if you want to get it done as it's beyond your capability. You just have to ask as Steve Jobs did when he needed parts to build his frequency counter from Bill Hewlett of HP. He was then 12 year-old and studying in high school.

This is the story of how VULCAN INTERNATIONAL Real Estate Investors Club is helping out R & D of a Multinational Company due to our comprehensive establishment in the sector of factory and warehouse. 

We've been approached by a Multinational Company (MNC) in Free Industrial Zone (FIZ), Bayan Lepas Penang to help source for factory/warehouse that need to meet their requirement: 

(1) Ridge height : 15m, (2) Floor space dimension: 40m x 40m.

Based on above, the floor space required is 1600m sq(approx. 17,222 sq ft). The indicative rental based on Prai industrial for warehouse is RM1.30 psf(per sq ft) and it'll cost about RM22,388.60 per month.

Reason for sourcing the factory/warehouse is to perform actual testing of their prototype product instead of simulation as earlier learning curve found that simulation is not accurate. That eventually caused product recall. As you're aware any product recall is going to be very expensive in terms of labour and product replacement. This is currently happened to automobile industry for airbags.

Due to its nature of rental for a month to perform actual testing, all our business partners won't be able to cater for it as they're looking for long terms warehousing rental instead of a month or two.

We've gave them free information of whereabout to source the building that met their requirements and the best part is that it's free of charge due to the establishment belongs to public funding. That is a cost saving of RM22,388.60 per month to them.
